For illustration only. Results are estimates built entirely from the figures you enter. They are not an appraisal, valuation, or guarantee, and they leave out income taxes, capital improvements, and lender-specific terms. Talk with a lender, CPA, and attorney before making decisions. This is not investment, tax, or legal advice.

How these numbers are calculated
Effective gross income
Gross annual rent minus vacancy and credit loss.
Net operating income (NOI)
Effective gross income minus operating expenses such as property taxes, insurance, maintenance, management, and utilities you pay. It excludes mortgage payments, depreciation, income taxes, and capital improvements.
Cap rate
NOI divided by the price. Value at a market cap rate is NOI divided by that rate.
Gross rent multiplier
Price divided by gross annual rent.
Debt service coverage (DSCR)
NOI divided by the annual loan payment. Below 1.0, income does not cover the payment.
Cash flow after debt
NOI minus the annual loan payment (standard amortizing loan).
Cash-on-cash return
Cash flow after debt divided by cash invested (down payment plus closing costs).
Break-even occupancy
The share of full rent needed to cover operating expenses and the loan payment: (operating expenses + debt service) ÷ gross annual rent.
The Difference

Three Lenses
on Every Deal.

01

Corporate M&A Discipline

Kyle has seen how large organizations evaluate acquisitions, so he underwrites a property the way a serious buyer would: cash flow, risk, and what really drives value.

02

Owner's Experience

Having built and run his own company, Kyle understands what a business needs from its space, and what an owner-occupant is really buying.

03

Transaction Rigor

Leases, due diligence, financing, and contracts: Kyle keeps complex commercial deals moving to a clean closing.

Business + Real Estate

When the Deal Includes
the Building.

Many business sales involve real estate: a building, land, barns, or a lease that has to be assigned. Kyle is equipped to guide both sides: specialized property valuations, lease assignments, and deal structures that include the real estate alongside the business. Learn about business brokerage.
